The Urban Oasis You Deserve: Your Secret Gateway in Manila
Imagine touching down at the airport and being in your own private, quiet sanctuary in less than ten minutes. While the rest of the city battles the legendary Manila traffic, you are already floating in a serene outdoor pool, surrounded by lush tropical greenery, with the vibrant energy of Newport City just a short stroll away.
The Travelers Dilemma: Airport Convenience vs City Chaos
Staying near the airport often means sacrificing comfort for proximity, or choosing hotels that feel cold and transactional. Sarasota Residential Resort by SMTL Properties solves this by offering condominium-style units that feel like a home away from home. You get the space of an apartment with the amenities of a resort, perfectly positioned right across from NAIA Terminal 3.
Travel Guide and Tips
Transportation: You are steps away from Runway Manila, an air-conditioned pedestrian overpass that connects directly to the airport terminal, allowing you to bypass the main roads.
Nearby Attractions: You are walking distance to Newport World Resorts, Newport Mall, and the Shrine of Saint Therese. For larger excursions, a 15-minute taxi ride brings you to the massive SM Mall of Asia complex.
Local Tip: Skip the expensive hotel breakfasts and walk to Newport Mall where local Filipino cafes serve authentic tapsilog and fresh pandesal every morning.
Best For
This property is ideal for families seeking apartment-style living, business travelers needing a quiet workspace, and layover passengers who want luxury proximity without the noise of a traditional transit hotel.
Pros and Cons
Pros: Direct proximity to NAIA Terminal 3, private kitchenette in every unit, access to large swimming pools, and secure, gated environment.
Cons: This is a condo-hotel, meaning the reception is not a traditional 24-hour hotel desk; you will coordinate check-in with a representative at the lobby.
Pricing Observations
When compared to the major luxury chains in the Newport complex, this resort offers significantly more square footage and a private kitchen for a fraction of the cost. It is a budget-friendly way to enjoy the same premium neighborhood access.

Social Proof and FOMO
Guests rave about the “home-like comfort” that is missing from sterile hotels. With only a limited number of units under SMTL management, the most popular rooms are snatched up weeks in advance by savvy travelers who refuse to pay the hotel premium. Do not wait until the last minute or you might find yourself settling for a standard hotel room at double the price.

“We were not at Sarasota”
Original had leaking AC so they took us to One Palm Tree Villa (next to the church). Room was spacious and AC works. The TV does not. The bed and couch are worn out. The towels probably drowned in fabric softener as it doesn’t absorb. The check in can be more efficient than waiting by the guard house. The check out was efficient (message them and leave the key in the room). The Roselyn and the others are gracious and always pleasant!
